The Escrow department is responsible for handling all transactions that occur between the open and close of an escrow. To ensure a quick and efficient escrow, please follow the guidelines listed below:

To Open Escrow

Submit a (1) demand request and a (2) non-refundable $275 up-front document fee. In 4 - 5 business days a home owners packet along with the demand will be sent via priority mail. To further expedite the process, a $100 rush fee can be paid and documents will be sent out in 1 - 2 business days.

While in Escrow

During the escrow process, the property will be inspected by the Planning & Compliance department for any violations of the CC&Rs and Rules and Regulations. Once completed, results will be sent to the escrow company. Any questions regarding property violations must be directed towards the Planning & Compliance department at extention 320.

Closing Escrow

In order to transfer ownership, a transfer fee of $275 must be paid at the close of escrow. In addition, please follow the guidelines listed below:

    Sellers

    All current POA ID cards, vehicle decals, golf cart decals, boat decals, and transmitters (Fairway Estates) must be returned by the close of escrow in order to avoid a charge of $100 per item.

    Buyers

    Congratulations! Please register at the Member Services counter and be sure to provide either a copy of your Recorded Grant Deed or a Grant Deed certified by your escrow company.
